Purchasing homes post-lockdown

Over lockdown, most of us have been spending more time at home than ever before, which will no doubt have encouraged people to determine what they believe to be the most important features of their home. Now showhomes are open again with comprehensive social distancing measures in place, and with a number of new incentives available to buyers, there is an opportunity to visit and find out what is on offer for you.

Whatever your circumstances – whether you were looking to buy a new home and lockdown has delayed this, or you are now looking for somewhere with space for a home office and a garden – a visit to Grandhome’s showhomes will allow you to explore the area and discover the best fit for you.

Here is a short guide to viewing a showhome during this time – the social distancing measures in place, and what you may wish to consider as you move forward with your search.

Showhome Openings

At Grandhome, all three of our showhomes have now reopened in accordance with recent guidelines. When viewing showhomes, we ask that you wear a face covering. Any additional enquiries will be taken over the phone by the sales teams.

CALA Homes’ three bedroom Beaufort showhome is open from Thursday to Monday each week, with social distancing measures in place. Viewings are taking place by appointment, which can be made here: https://www.cala.co.uk/homes-for-sale/north-of-scotland/mains-of-grandhome

Dandara is providing viewing opportunities, by appointment, seven days a week. The 3-bedroom Poplar show home can be viewed Monday to Friday, from 10am – 5pm; and between 11am – 5pm at weekends. Alternatively, viewings can be made on a flexible basis, by arrangement. Prospective homebuyers will need to complete a short questionnaire before viewings can go ahead, to ensure safety of the public and the sales and customer service teams. Alternative Viewings

Alternative viewings can take place virtually, for those who are unable to visit our showhomes in person.

House-buying incentives

There are a number of incentives which have been recently introduced for home buyers across a range of properties at Grandhome, which are worth considering.

Dandara homes include a 10-year NHBC and 2-year builder’s warranty, offering buyers assurance and peace of mind. If you are upsizing or downsizing and have a home to sell, Dandara may offer home exchange options on a range of plots. Other incentives are also available, subject to conditions and your chosen plot.

CALA is offering Part Exchange and LBTT contribution on the second phase of its development at Grandhome, in which the first of its detached family homes have been released. In addition to this, CALA offers a 10-year warranty to give you peace of mind when you purchase a home at Grandhome.

For AJC, current incentives include free flooring, LBTT paid and available with the Government backed Help to Buy or First Home Fund schemes (terms and conditions apply) for the Kinbuck, a two-bedroom, self-contained ground floor apartment.

Recent Scottish Government initiatives mean that the threshold at which Land and Buildings Transaction Tax (LBTT) has been raised to £250,000, meaning that 80% of house buyers will be exempt from the charge. An additional £50m is being added to the First Home Fund, a shared equity scheme providing first time buyers with up to £25,000 to buy a property.
